We normally market the available property for 4-6 weeks prior to it being available for occupation. Our online advertising is currently with Rightmove, Zoopla and Primelocation, as well as several other websites including our own. We also have the facility to “feature” and “premium list” properties on the larger property portals we subscribe to, meaning your property has the potential to gain maximum exposure.
On a weekly basis we send out mailshots via email and by post to all our registered house hunters, whilst on a monthly basis, we advertise in the more prevalent local print media.
In addition to the above, we also advertise your property in the agencies double fronted window, which is based right in the heart of Blackheath Village.
Comprehensive reference checks
Applicants who are potentially suitable for a property are required to meet our stringent referencing criteria in order to ensure the protection of our landlords. Full credit checks are undertaken by an established reputable credit referencing company, where a property is let to a company references are also obtained by the credit referencing company. We currently have credit references undertaken by Homelet. Please ask for more information if required.
Unless otherwise instructed, we use our Assured Shorthold Tenancy Agreement in respect of all furnished\unfurnished lettings, which is continually updated in line with industry changes. Our fee to the Landlord for preparation of the tenancy agreement is £90.00. We recommend a 6 or 12 month contract on an Assured Shorthold Tenancy agreement or a company (corporate) let. The minimum letting term is for a period of six months. Our inventory and schedule of condition reports are produced by a professional independent company prior to the commencement of every tenancy to the highest standard, with commentary supported by photographic evidence.
